Belmont Senior Housing

 

The $21-million, 115-unit Belmont Village in Burbank has a staff of 100-full and part-time workers who provide a full range of assisted living services to residents, including meals and snacks, entertainment, social activities, physical fitness programs and personal care, including assistance with bathing, dressing and grooming.

Mollenhauer Group provided boundary and topographic surveying, and construction surveying and staking. Mollenhauer also provided civil engineering services for site excavation, rough grading, finish surface elevations, site drainage and subsurface foundation drainage system and new incoming utility services: domestic water, fire water and sanity sewer. Off-site street improvement plans for widening street, new curb alignment, street lighting, traffic signal, street trees, storm drain modification and utility relocations were also included in the project, as was coordination with city and public agencies.

Burbank Senior Artists Colony

 

In 2003, the Burbank Senior Artists Colony was the Gold Medal Winner for The Best of Seniors Housing ("On the Boards" Service Enriched Housing), an award given by the National Association of Home Builders and the National Council on Seniors' Housing.

The Mollenhauer Group provided surveying services, including an architectural survey and an ALTA/ACSM Land Title survey for the project site, and civil engineering services which included utility research, hydrology and hydraulics, NOI, SUSMP, demolition plan, precise grading plan, utility plan, and coordination with the client, architect, consultants and City of Burbank personnel.

G.H. Palmer Residential Projects

 

Mollenhauer Group has worked with G.H. Palmer Development to design the new on-site and off-site improvements for the construction of several new residential complexes in downtown Los Angeles.

Services have included street vacation, preparation of boundary and topographic surveys, preparation of street improvement "B" Permit plans, street lighting plans and traffic signal plans for the street widening, including the realignment of storm drains, catch basins, sanitary sewers and storm drain laterals. Services have also included construction administration and coordination with utility companies, City of Los Angeles' Department of Water and Power, and the fire department.

MWH Development

 

Mollenhauer is currently performing civil engineering and surveying services for MWH Development on three projects: a 92-unit condominium project in the Sylmar area of the City of Los Angeles for which grading and drainage plans have been prepared, including the street/driveway plans, retaining wall plans, sewer and water plans and storm drain plans, and for which reports and plans required to mitigate storm water runoff pollution have been developed. Mollenhauer has also assisted MWH with processing the plans for approvals and for permits.

Mollenhauer is also currently preparing plans for a second single family detached unit condominium project, and has also prepared an engineered tentative map for a third project for 122 single family detached units to be combined with 128-units of apartment style condominiums and contained in two four-story buildings.
